The cancellation policy for Cambridge student accommodation is one of the most important aspects to consider when deciding where you will live while at university. Students should be aware that they are responsible for their accommodation if they cancel their booking after the Cooling Off Period has expired. They also will be liable for rent until they find a replacement. It is therefore recommended that students carry renters insurance to cover their belongings in case of damage or theft.

Students should make sure that they are fully aware of the terms and conditions of their booking before they sign the contract. If they have questions, they can contact the property management company or ask for clarification from their student advisor. There are also several websites that offer insurance policies for student housing, which can be purchased at a discounted rate through a broker or directly from the insurer. Generally, students will need to provide proof of their status as a full-time student in order to purchase this coverage.

If you decide to cancel your Cambridge student accommodation, then the best way is to do so within 14 days of receiving your original accommodation offer. This will ensure that you are eligible to receive a refund of the Holding Deposit paid.

You can also cancel your booking if you change your mind or if your university entry has been withdrawn. This will be assessed on a case-by-case basis and requires support of official documents from the university, UCAS or visa authorities/embassy.

To cancel your tenancy agreement, you must notify us in writing or via email, before the expiry of the Cooling Off Period. This must be signed by a guarantor (if applicable) and include their name and address. The guarantor must be over the age of 21, and will be required to complete a Guarantor Form that will be sent to them by our Student Housing Advisor.

The guarantor must be a UK resident and must be employed with a minimum of £16,000 per year, and must have a credit score of over 650. A guarantor must be employed in a permanent job and not have any credit cards or other debts with a high balance. The guarantor must also have a UK bank account.

Once we have received your written request to cancel, we will check that the guarantor meets our requirements and that you have found someone to take over your tenancy agreement before confirming your cancellation. The incoming tenant must then sign the tenancy agreement, pay their rental balance and provide a guarantor, if applicable. The landlord is then able to refund your deposit and any advance rent payments you have paid. The guarantor will then be responsible for the rent until the end of the contract or until a new tenant is found. This may not be possible for all properties, especially those with a long-term licence agreement. For this reason, we recommend that you choose a property with a shorter tenancy term when you book.
