How to start repair work on the apartment?

The first stage of the repair of old apartments is the destruction and dismantling, first of all, of the dilapidated walls and partitions, removing the wall and ceiling cladding. This stage is one of the “dirtiest” stages of repair.

One of the most important and “dusty” works is the replacement of the window block. It is necessary to do this in the first place because dirt and dust will be inadmissible during the following stages and it is forbidden to open windows during painting and wallpaper work (large drops in temperature and humidity are not allowed). After mounting the windows and sills, it is necessary to immediately pack them in polyethylene film and additionally cover the sills with the fibreboard (to avoid scratches).

The next stage is wiring. The wiring can be installed in walls or in the ground. The wiring is done inside the pipes to ensure electrical safety and increase reliability. The tubing protects the wiring from external damage and replaces the cable completely without breaking the walls and floor simply by inserting the new cable in place of the old one.

House Painting follows the wiring. The frequent mistake during the simultaneous performance of such works occurs when workers forget to lay one of the wires, and house painters have already plastered and smoothed the wall. As a result, additional work is needed to seal the chases on the finished wall. The places of the power switch and the location of the wall outlet and their number should be thought out in advance. The power wiring scheme is usually included in the design project.

Subsequently, the system should be ready for operation in case of failures. In addition to wiring, telephone cable and TV cable are provided. The power cord should not be placed near the antenna and telephone cables to avoid picking up noise and interference. The most peculiar moment is the laying of the television cable. To make two (or three) televisions in the apartment, the second wire is often “tightly soldered” in parallel, thereby reducing the resistance of the wire. As a result, the screen quality deteriorates, many programs cannot be received, etc. To avoid such a situation, it is necessary to invite a specialist with special equipment. He will measure the signal level of each TV feeder and install TV amplifiers or TV filters.

Painting is the longest-term process, so it is done simultaneously in all locations, if possible. The delays are related to technology. Each applied coat of plaster (or finish filler) must be completely dry before proceeding with work.
Work on the sanitary and kitchen arrangements begins simultaneously with the painting of the house. It is better to do so-called “dirty” jobs first and at the same time. According to the plan of the sanitary technician’s location, welding, wall chasing and pipe laying are carried out. Steam radiator intakes are prepared, taps and brackets are mounted, but radiators are not installed.

Then work on sanitary arrangements is carried out according to plan. The bathroom is assembled, then the walls are smoothed and the tile is laid on the walls. The next stage is the assembly of the ceiling and the laying of tiles on the floor. And finally other sanitary devices, mixers and accessories are mounted.

After wiring, installation of rosettes and terminal boxes, the voltage is checked at all points. The ends of the wiring are insulated and arranged in rosette plates. Plugs and circuit breakers are not installed during this stage to preserve their superficial appearance. Finishing putty of the walls is carried out simultaneously. The technologically exact control of the drying of the plaster layer (filling) is carried out by means of drymeter. It is a special instrument that measures the humidity of the material.

The next stage is the filling process. The backfill can be done with different materials, from the usual mixture of cement and masonry sand to self-aligning floors. The advantage of simple mixing is its low cost, the disadvantage is that such a mixture is much more difficult to align to level and the final drying time of such a filler is 40 days, only then can the next stage of work be carried out with floor, i.e. the period is too long. Self-leveling and self-leveling floors are much more expensive, but more technological. The alignment occurs almost “automatically”, that is, a fluid mixing solution is poured, then the horizontal surface is executed and received. The final drying time is 15 days, that is, it has a significant time savings. The “hot floor” system is installed in the fill. If so-called “wet processes” are inapplicable the technology of dry alignment (the fill technology) is used then mounting bases for floors with adjustable floor slats.

After filling the door, the boxes and the door are installed. The installation of the doors must take into account the thickness of the future floor covering. After installation, the door can be removed from its hinges and removed until the end of the repair or packaged in polyethylene film to protect it from damage. Simultaneously you can paint the ceiling and place the tile in the place where it was planned. The tile must be laid on the absolutely dry layer.

The finish of the floor mounting depends on the planned coating. In most cases (if the finish coating is not tile), the filler is covered with bituminous putty and sheets of plywood are laid. They are fixed to the ground using self-tapping screws. A sheet of plywood is attached with 30-50 self-tapping screws to provide tight plywood attachment and long-term floor service without squeaks or bulging. Plywood provides additional thermal and acoustic insulation. After the assembly of the plywood is completed, wallpaper for painting can be pasted on the walls.

In premises where the finishing floor covering is a laminate floor or parquet treasure, ordinary wallpapers are glued (not for painting) first. Then the floor covering is mounted.

If the finishing coating of the floor is block parquet, the parquet is laid first, then scraped off and covered with a layer of lacquer. After this, ordinary wallpapers are glued on, and the parquet is covered with the remaining layers of lacquer (depending on the quality of the parquet and lacquer). The mentioned consequence is related only to said coding process when the large amount of dust is created. Despite the fact that good floor polishers are equipped with the vacuum cleaner, a sufficient amount of dust is precipitated on the surrounding objects, including the walls. The powder is very acidic and poorly washed. That is why in order not to damage the wallpapers, they are glued after stirring them and so that the parquet does not absorb excess moisture, it is covered with a layer of lacquer before gluing the wallpaper.

After this, the main works can be considered finished. It only remains to install the baseboards, decorative elements, circuit breakers and sockets, curtain holders, to hang doors, flower pots and others.

In conclusion, it is necessary to take into account that the sequence of works was listed in general and may change depending on the defined situation: the number of rooms in the premises, their resources, the peculiarities of the construction of the multi-level premises. It is based on common sense and anyone capable of analyzing can independently create such a sequence.
